Borough Road: August Update

Executive Summary

We are pleased to bring to you a further update for our Borough Road project in Middlesbrough. One of our main updates for the project is that we have recently reviewed the design and increased the room capacity from 23 to 25 studios. We anticipate that the rooms will be ready for the University’s January 2025 intake.

Key Updates: Building Progress

• Further to our recent review of the design of the project, we are now expecting the Structural Engineer Report during the first week of August. Following this, we aim for the structural changes to commence and complete by the end of August.
• Following completion of the structural changes, the design work shall commence. Initially, the chimneys and the roof will be removed and 2 upper dormers will be installed.
• We will then move to the internal walls and flooring as we need to work in a dry environment to protect the internal fabric of the building.
• All windows and doors will be replaced with modern features.
• With regards to the rear of the building, we are aiming to create a landscaped garden area to give an outside space to students and have use of a rear courtyard.
• We will also be creating a number of car parking spaces and cycle racks to enhance the proposition and appeal of the accommodation.

Key Updates: Planning & Design

• We are pleased to confirm that a recent review of the building design has enabled us to increase the room capacity from 23 to 25 studios. Updated detailed drawings have now been finalised.
• The planning decision on the proposed changes should be received in the next couple of weeks.
• We are currently in discussions with Evolve Building Services regarding their first site visit, results of which will be shared in our next update. This was slightly pushed back from our anticipated date in June due to the recent design review.
• We submitted an application for the Neutrality Credits to Natural England and received a provisional nutrient credit certificate stating that 19.87 nutrient mitigation credits have been reserved on 19/07/2024
