John Street: July Update
Executive Summary
We are pleased to confirm further progress has been made on our John Street Project in Sunderland. We would like to thank investors once again for their recent interaction and approval to go forward with Phase 2 of the development. We have since been able to make further progress with the overall planning and design of the project. Our plans have also been approved with the Security Trustee.
Key Updates: Building Progress
- Dre Design and Build (DDB) having been appointed as the main contractor for this project under Ashbrookes Design & Build who remain as the principal contractor. DDB have extensive experience in this sector and are local to the North East. They commenced work at the start of May and have made progress in delivering the initial 33 rooms.
- The addition of two floors has led to a design change away from Timber construction for the new floors to a steel frame construction. This provides the rigidity and safety required to meet building regulations. Suppliers are being selected to build this steel structure.
- Assent Building Services has recently reviewed the drawings and will undertake site visits going forward with DDB.
- The internal wall construction has commenced on the ground and 1st floor using Metsec studding so the living areas are becoming easier to visualise. Some plasterboards have been fitted and we expect to have this completed during August.
Key Updates: Planning & Design
- The design has been tweaked now to accommodate 85 independent studio flats with extra communal living spaces to allow good interaction between the students.
- Structural Engineer calculations and drawings for the 3rd & 4th floors are in hand and expected to be finalised early August – this has been a complex part of the overall design.
- The planning application decision for the additional two floors is expected August 2024 – we have had extensive consultations with the local planning team.
- The Mechanical and & Electrical designs have been submitted to local suppliers in order to obtain pricing for materials.
- All quotations have now been received from the Electric, Water and Gas utility companies and we are determining the best dates to place the orders so they are available when required.
- Specifications for all internal fittings are progressing with our design team and external suppliers (kitchens, bathrooms, furniture and décor).
- All Health & Safety aspects are currently being maintained by on-site management with full adherence to all requirements.
