Key Updates: Building Progress

  • A Pre-application was submitted to Sunderland City Council on 15th December 2023. The application is now being processed and we do not expect any issues due to the positive feedback we have obtained so far. The application fee has been paid and we are now awaiting application validation.
  • The addition of two floors has led to challenges raised by our Structural Engineers. Such challenges are principally related to the addition of the extra floor and the ability of the existing structure to support the new loadings. The Structural Engineer report is due w/c 25th March 2024. We are working closely with our architects to facilitate this requirement and we do not envisage any delays with the build programme.
  • The dry walling and ceiling packages along with acoustic flooring are out to tender and we are evaluating responses to date.
  • Following appointment of an M&E Engineer to design heating, lighting and hot water options, we have successfully completed the design works and relevant calculations to deliver an efficient and compliant system. The M&E design will be ready to go to tender w/c 25th March 2024.
  • The groundworks package will include drainage and a garage area. This went to tender in February and responses are currently being evaluated.
  • Fire strategy and risk assessment design is being developed and all key assumptions are being validated ahead of receiving the design.
  • Timber frame design for the two additional floors is currently being progressed and priced.
  • Front façade brickwork and window alterations scope and specifications are in progress.
  • Internal garage and stairwell works are currently being quoted by contractors.
  • Main utility connections (gas, electric and broadband) and changes to the infrastructure are being designed to suit the new layout and load requirements.
  • Health & Safety is being managed via a Construction Phase Health and Safety Plan that is closely managed by our on site management team and updated accordingly.
  • Building Control has been instructed for the development.
  • A replacement lift has been proposed for the new 4 storey building. DDA regulations will be complied with.

Ashbrookes Estate Agency Sunderland: Now Open

  • We are pleased to announce that Ashbrookes Estate Agents Sunderland Branch is now open.
  • The branch officially opened on Monday 4th March with local solicitors, politicians, councillors and businesses attending.
  • The branch is now fully open and trading for business and has had a large footfall as well interest from local students interested in the accommodation.
  • The branch has also had a large volume of valuation enquiries and already sold and completed one property.
